Licensing law requires licensees to know their market. In my experience, exceedingly few licensees know how to measure the marketplace and market segments in which they work. Agents tend to default to accepting their recent experiences and conversations as “market conditions” that are generally understood as “supply & demand” or “seller’s market” and “buyer’s market”. Of course, our individual recent experiences and conversations are not good indicators of our area’s average market conditions.
